So you want to sell your own home In Rockland County!

 Here are a few tips….

Know the current market, know your competition… How many 4 bedroom colonials in New City are currently for sale? How long has that bi-level in Nanuet been listed? What are the average days on market for Cape Cods in Tappan? What was the most recent selling price for a contemporary Upper Grandview?

Here are a few of the forms you’ll need….

  1. Property disclosure – Required to reveal all known defects with your property.  Check with NY State to see if you require a special form.
  2. Access to premises agreement for potential purchasers – An agreement that sets up conditions when permitting the buyer to enter your home.
  3. Contract of Sale – An agreement with you and the buyer listing all terms and conditions of the sale. Check with your attorney or NY State to see if you require a special form.
  4. Contract contingency clauses – In addition to contract of sale, you may need to add one or more addendums to the contract to address special contingencies, i.e., the buyer’s need to sell a home before purchasing your home, buyer’s mortgage clause.
  5. Blah Blah Blah….
